'buildexcellence' - 'excellent building' is aimed at private investors, institutional investors, but also municipal and cantonal authorities, who see their building project, their property, but also their fallow land professionally accompanied in all aspects, taking into account the economic, legal, organizational technical and ecological dependencies and influences.

The building consultant can take on two fundamentally different roles in the organization of the building owner. Either he acts as an advisor to the client and thus assumes a staff function, which is only advisory and supportive.

Alternatively, he can act as project manager for the client and then have a line function with certain authority to issue orders and directives.

Building owner consultant in staff function.

As a rule, the owner's consultant in this function assumes the following cross-phase tasks:

• General advice to the client (principal)
• Risk management and PQM on the client side
• Monitoring of risk, quality and environmental management
• Monitoring of occupational safety
• Ongoing information and documentation for the client
• Preparation of status reports for the attention of the client
• Preparation of decision-making documents for the client
• Formulation of applications to the building owner
• Contact with authorities, neighbors and third parties

• Supervision of contracted planners and contractors
• Preparation of and participation in client meetings
• Taking minutes of meetings with the building owner
• Participation in planner / construction meetings
• Project accounting on the client's side using Messerli Construction Administration

The following cross-phase tasks are performed by the owner's consultant in the function of project manager owner:

• Representation of the client within the scope of the assigned competencies
• Management of the client's project team
• Representation of the client vis-à-vis planners and contractors
• External communication
• Negotiations with authorities, neighbors and third parties
• Obtaining decisions on the part of the client
• Enforcement of contractually agreed services of third parties
• Chairing client-side meetings
• Approval of invoices / release of payments
